Comprehensive Plan – Future Land Use Plan Changes
Pursuant to Rhode Island General Laws 45-22.2-8 the Middletown Planning Board will hold a public hearing on June 25, 2018 at 4pm in the Middletown Town Hall- Town Council Chambers to accept public comment on potential changes to the Town of Middletown Comprehensive Plan’s Future Land Use Plan. The proposal under consideration involves changing the Future Land Use designations on 103 parcels in order to bring consistency between the Future Land Use Plan and the Town’s Zoning Ordinance. No changes to the current zoning designation on the parcels listed in the public notice are proposed at this time.

Limited Business Zoning District
The board accepted suggestions for potential future zoning ordinance amendments regarding uses and dimensional regulations for properties located in the Limited Business (LB) zoning district on Thursday, September 21, 2017, at 6:00 PM Town Hall – Town Council Chambers 350 East Main Road, Middletown, RI. There was a follow-up discussion of the board on October 23, 2017 at 6pm. A subcommittee was formed to continue the review.

Proposed zoning ordinance amendments to allow for mixed-use development in the general business (GB) and limited business (LB) zoning districts. The board held a public meeting to present mixed-use development zoning ordinance amendments on Thursday, November 2, 2017 at 6pm. The November 3, 2017 draft linked below is a result of the November 2, 2017 meeting. The Planning Board has forwarded recommended zoning ordinance amendments to the Town Council for consideration.
Gravel Processing & Bulk Materials Storage and Sales
The Town Council has proposed zoning ordinance amendments to implement regulation of businesses that process gravel and other materials, as well as storage and sales of bulk materials. The Planning Board held a public meeting to review and discuss the proposed amendments on January 22nd, 4pm in the Town Council Chambers. Public input was accepted. The Planning Board has forwarded recommended zoning ordinance amendments to the Town Council for consideration.
The Planning Board considered proposed changes to the Middletown Zoning Ordinance to expand the types of business uses that are allowed on farms. Accessory business uses currently allowed on farms would continue to be allowed, while additional allowed uses would be added. The purpose of the amendments is to provide farmers with the ability to gain additional economic value from the agricultural use, thereby reducing the incentive stop farming and convert the land to residential development or another use. The Planning Board hosted a public workshop meeting on March 26th at 4pm in the Town Council Chambers, Town Hall, to present the current draft, accept public comments, and answer questions. Atlantic Beach District/Lower Aquidneck Ave. Roadway Improvements
The Middletown Planning Board hosted a public meeting at 6pm on April 3oth in the Town Council Chambers to discuss potential improvements to the roadway and streetscape of the lower Aquidneck Ave. area, also referred to as the Atlantic Beach District. The Town’s engineering consultant reviewed preliminary design plans for the proposed improvements, and the Planning Board accepted public comments and questions. The April 30th presentation and preliminary concept plans can be viewed by clicking on the links below. The Planning Board’s recommendation to the Town Council is also provided. On June 4, 2018 the Town Council voted to proceed with development of 30% design plans.
